My husband and I met in law school and we have four great kids who would be about out of the nest except for Covid. 😆 I am also a mock trial attorney coach at MVHS, and having had 4 children go through the schools in this area from elementary through high school and off to colleges (UC’s), I either know or can find you the info you’re looking for in those areas.

 

Nick is our youngest child and has lived in Murrieta since he was 3. He should be off at college, but Covid. He is not licensed so he won’t talk to you about real estate stuff, but he is pretty advanced as a video editor after much study in his TV Digital class with Ms. Harrison at Murrieta Valley High School (Go Nighthawks!). But seriously, all the high schools in our inland valley of Murrieta and Temecula are pretty great and offer broad opportunities for advanced learning, sports and extra-curriculars to their students.

You’re searching or wondering what it’s like living in Greer Ranch in Murrieta California, and I'm going to show you that and compare it to a different neighborhood nearby, near Thompson middle school in Murrieta called Bremerton. I imagine that the things you're worried about or are interested in with Greer Ranch is that it has a guarded gate to the community, it also has hills that the homes are on so there are lots of views, it has access to great Murrieta schools.

0:55 My kids went to Murrieta Valley High School and lots of their friends lived in in Greer Ranch, so there was the ability to transfer in in the past. You will have to check with the district on that. You can check out the schools on greatschools.net, but

1:13 The good news about schools is that the district really puts it out there for its teachers to have a curriculum and procedures in place so that your student can get what they need, if they will access it, and achieve at very high levels [enabling them to go to]  to go private schools, UCs, etc. Our students are going out across the country.

1:36 Greer Ranch also has a lot of homes on terraced hills so that when you look out the back yards of those homes, you get this sweeping view of the valley and across to the Santa Rosa Plateau then South to Temecula.

1:52 Now let's talk about the Bremerton community over near Thompson Middle School, a community on the West side of the 15 freeway, West of Thompson which is right next to and West of Murrieta Valley High School That neighborhood has a small HOA fee, about $25 a month, compared to the Greer Ranch HOA which I believe is over $100 a month. Bremerton does not have a guard guarding the community and opening the gate.

2:23 However, when you drive through those neighborhoods you'll see the look and feel of how quiet they are. If you're considering buying a home in any neighborhood, whether it's Murrieta or elsewhere, you really should drive by that home at multiple hours through the day see who's there early in the morning, see who's hanging out there in the afternoon, evening, what goes on there and are you comfortable with it.

2:49 So at the Bremerton neighborhood there's a large public park right in the middle of it. We’ll show you some pictures of that. The community of Bremerton backs to the Murrieta Valley Creek bed.

3:03 A lot of people go hiking in that area up on the hills near the Santa Rosa Plateau, and those homes have wonderful views back to Santa Rosa Plateau. Homes on the other side of the street that don't back to the Santa Rosa Plateau look out across Thompson Middle School, the Canyon Academy, and some other beautiful neighborhoods here in the area.

3:26 As for the schools that the Bremerton neighborhood is connected to, those would be Murrieta Elementary, Thompson Middle School and Murrieta Valley High School.

3:38 For whatever home you're buying in the Murrieta area or inland, really anywhere in California, you'll want your realtor to look up the taxes because it can vary street by street and house by house as to what the taxes are on a property. The taxes in Greer Ranch tend to be around 1.8 or 1.9% and actually in Bremerton they’re about the same.

4:07 Greer Ranch is located just North of Clinton Keith nearer to the 215 on ramp. That gives people who live in Greer Ranch pretty easy access to hop on the freeway and head south for commuting [at Clinton Keith onramp].

4:22 The Bremerton neighborhood near Thompson Middle School also has pretty good access to the 15 freeway at the Cal Oaks/Kalmia onramp.
