She should not of sold her home without a plan

I have a lead generating service.   Yesterday I got a call from an older lady.  She was excited.  She had just sold her home and was calling on a mobile home on a rented lot.  That particular one was pending.  She did not know about lot rent.  I found out she did not have the money for a mortgage (although I might have her look into it).   She has until April 1 to move.  

I cannot get her a home with land.  I cannot get her a condo or a townhouse.  She lives on SSI and has spent her retirement.  There were two homes on the multiple listing service and 4 on the FSBO market.  Today I will set an appointment to show her these.   I did suggest that we might want to look at senior apartments but she does not want that.  Her lot rent will take over half her ssi.  The repairs are likely to be high.  I wonder what her mortgage is?  It might have been lower than the lot rent.

I find this depressing.  I asked if she had an agent and she said no.  I wold have had a plan for her before I put her home on the market.  

I will do my  best for this lady but I am saddened that she is in this position.  There are protections for older people on property taxes.  I might have been able to set that up for her.  Of course I only get paid when I sell but some things are much more important than money.

Hello Debbie - this lady's situation is sad but a reminder that proper preparation and upfront planning are necessary.   As is good representation when it comes to real estate.

This happens to more people than we realize.  It's a sad story. I wonder if your State or town has housing assistance for lower-income people?

That is too bad.  When people, especially older people get letters they panic and with few to help more often make a bad decision.
