Couple searching on the MLS for homesPlenty of Carlsbad home buyers prefer a single story detached home versus a 2-story when searching for a new place to live.

 

There are Carlsbad home buyers who simply prefer a single floor layout with no stairs, while others might have a medical need necessitating single story living. Some buyers are willing to purchase a 2-story as long as there is a master bedroom on the main floor, although these tend to be limited in supply.

 

The overall Carlsbad inventory remains tight (here’s the January 2021 Housing Market Report for Carlsbad). If a detached single story home is preferred, all the current single story listings are resales - there is no new construction currently in the MLS.

 

As of the time of this report we have only 18 days of inventory of single story detached homes, based on the rate of sales for the last 3 months and current supply, a market that very strongly favors sellers.

 

Here’s an overview of the current market for single story homes and recent sales in 2021.

 

ACTIVE SINGLE STORY LISTINGS IN CARLSBAD

There are only 9 single story detached homes for sale in Carlsbad right now, 20% of the inventory of single family homes. You can view the complete inventory of single story homes for sale in Carlsbad here.

 

MoneyCarlsbad single story homes range in price from $995,000 for a 1766 SF home with 4 bedrooms and 2 baths, up to $3,999,000 for an ocean and lagoon home with over 3000 SF in Olde Carlsbad.

 

The current listings have been on the market an average of 79 days; 3 have been on the market for over 180 days raising the average.

 

Are homes going pending quickly in this market? Yes, in general, although some languish on the market as noted above. The average time on market for pending listings is 12 days.

 

PENDING SINGLE STORY LISTINGS IN CARLSBAD

14 single story homes are pending.

 

Homes range in price from $798,000 to $2,375,000.

 

Days on Market (DOM) averaged 12 days before going pending.

 

64% of the homes went pending in 1 week or less, a good indication of competition. If you are a buyer in Carlsbad you should go see the homes that interest you and make a decision quickly, or risk losing out.

 

While price is commonly an issue with homes that are not selling fairly quickly, condition issues and location, including views, can also contribute to longer marketing times. But do not automatically assume there is a serious problem with a home simply because it hasn’t sold quickly.

 

SOLD LISTINGS YTD IN 2021 IN CARLSBAD

17 single story detached homes have sold in Carlsbad in 2021, 17% of the total detached single family home sales.

 

The average sales price was $1,204,035 (median price was $1,060,000), with sales prices ranging from $759,000 to $2,475,000.

 

Carlsbad single story detached homes sold, on average, in 20 days.

 

Buyers negotiated 1 to 8% off list price. However, almost half of the buyers (48%) paid full price or more for their new homes, with 1 home selling at 113% of the asking price. Making a strong offer and quickly is a good strategy in this market.

Me, too. We are in a 2-story but had a single story when we first moved here. Definitely planning on that again in the future.

I've had plenty of buyers wanting single story home and it can be a challenge.

Supply and demand IS always weeks now, and in some case days is more relevant - the lowest I have seen for the communities I serve is around 13 days!
