When you are always waiting for the right time to make the move...

If you are always waiting for the right time to make the move, the right time may just pass you by.

I met with a client the other day discussing his potential home sale and purchase of forever home, again. We have done so a few times in the past, always weighing pros and cons, discussing possibilities, trying to rationalize the many buts.

Just to be clear, I don't mind the meet-ups and discussions and evaluations of the market to figure out if now is the right time. I enjoy them actually, very much so. Be it once, or twice, or many times, there's never any pressure to make the move. I wholeheartedly believe that a number of things have to come together for it to be right. Believe it or not, the market conditions are secondary. The number one priority are your financial affairs: job security, retirement savings, emergency fund. Only when your finances are in order, should you begin to consider if the market is right for you.

There is, however, such a thing as moving paralysis. If you are always waiting for the right time to make a move, understand that the right time may never come.

My client does not like his current home, the one he's been living in for 15 or so years. He doesn't enjoy coming home at the end of the day. As a matter of fact, he doesn't even think of the house he has been occupying and paying the mortgage on as his home. And that is something that should tug on your heartstrings. It does on mine.

At the very core of our profession lies the belief that everyone deserves a home; not just a place to hang your hat, but a place to rest your head. You deserve a home, a sanctuary, a safe haven, a place where you get to paint with the colors of your soul. Home is where you get to be you, express yourself, nurture, entertain, relax, enjoy, unwind, and recharge.

Your home should make you want to be there, not longing to leave. It shouldn't feel like temporary accommodations or like somebody else lives there. Your home is your unique space, it should welcome you warmly every day and elicit a sweet sigh of belonging when you open your front door!

So when you are waiting for the right time to make a move, listen to your heart. What does your heart say? Are you home? If not, start dreaming what home looks like for you. What is essential? What do you need? What would you like? And then call me to talk possibilities, to assess your financial readiness, to consider the market conditions and to get ready to fall in love (with your new home).

If you heart is longing to be home, then don't wait for this milestone or that event to take place first because there will always be others. If you are always waiting for just the right time to make that move, it may just pass you by. You only have this one life, you deserve to find home, to feel at home, to be home.

following your heart to know if you are home has always been my way of thinking about it.  And yes.... I have had people who just are really not ready but otherwise qualified waste a ton of my time in 29 years.... but oh well, generally speaking I always got some value out of every home I showed.

I see the value of every meeting, home tour, consutlation etc. as well Tammy Lankford, and every customer I speak to whether or not he turns into a client.

In case of my client, he's always been waiting for one thing or another to happen before making that big move... for the neighbor to sell first, for the junkyard down the street to get demolished, for the new school to be built. Meanwhile he's lived years in a house that he cannot wait to escape on the weekends. I find that sad - but am determined to find him that home that he'll fall in love with and not want to leave.

I love that graphic that you put together!  Your words are so true, those that are waiting for the perfect opportunity will often allow it to pass without even realizing it.  That is why when people ask me when the best time to buy or sell is I tell them when you are ready to buy or sell.

Thank you Brian England! My client has regretted not making the move sooner - he's priced himself out of his preferred area. It's important to not only listen to external stimuli and chatter - all the stats and market activity can get overwhelming and paralyzing.

Hello Andrea and I have some of the same talks with some of my clients all the time.  Should I sell now or wait till spring or next year.  I wish I still had my magic 8 ball.

When interest rates were 16.5% adjustable in the early 1980's, my first house mortgage was a fixed 12.25%. Many thought buying with that kind of interest rate was stupid. No, renting is not owning. Property prices adjust lower to match the cost of financing.

Do the best the can with the market you have and refinance or decide I am not going to die in this home. It is a stepping stone to the next one. Make your own luck, see the dotted line to live your life. Get off the fence where all you get are slivers in painful places. MOVE, LEARN, ADAPT, GROW. Great post Andrea Bedard !

That Magic 8 Ball would really be something, Will Hamm, just not so sure if it would be a blessing or a curse? Sometimes a decision can be reached by considering the heart's desire. Are you happy in your home? Where do you see yourself? What does your dreamhome look like? These are some of the questions I like to ask.

Thank you Andrew Mooers | 207.532.6573! How much is that first house worth now, I wonder? I ran into some people some time ago - extended family of a friend - who used to live a few doors down from me (before I moved into the neighborhood). They were among the original owners. They sold after just a few years for almost the same price they bought it for. Years later they absolutely regret not holding on to it, it could have been a very nice nestegg.

This made me chuckle! I may have to borrow it sometime:

Hi Andrea Bedard

There is no better time to sell than right now.  Once you sell, if you are going to buy another home that home is going up in price faster than you can blink. Now is the time to act!

Yes, yes it is Sheri Sperry - MCNE®! The market is starving and in need of inventory...

Regardless of the market though, when one is not happy in their current home and financial affairs are in order, any time is a good time to look for that perfect new home.

Andrea, some buyers are always questioning the timing, but they should do what they want to do, and not worry about the timing.
