Well, we have entered into a very exciting time here is Florida. Whether refinancing or purchasing a home now is a great opportunity. It is apparent that home prices home adjusted lower and sales in our area seem to be picking up. At Vallar, Inc. we have an Open House Team that meets each Sunday every week. The goal of the Open House Team is to travel to different Realtors conducting Open Houses, meet with them and have discussions related to the traffic or potential buyers visiting. The number of visits to an Open House has increased dramatically. Just months ago Vallar, Inc. would visit Open Houses only to find that there were no visitors at all. With interest rates lower than ever and with buyer's ability to qualify for an increased number of mortgage products things appear to be looking up. As of June 1st of this year our area no longer is considered a "Declining Market", but has been updated to a "Stable Market". Vallar, Inc. has received several home appraisals with those wonderful words on it. Buyers, agents, and lenders are feeling more hopeful. I think we have reached the bottom so to speak and it is only going to go up hill from here. With buyer confidence needing to be reestablished, what is the message we need to be sending to get attention?
With Short Sales, Foreclosures, and Bank owned properties flooding the market the buyer has a great advantage to get a home at a significant saving. Once purchased the buyer will have instant equity in their new purchase. This could be a second home or an investment property. Investment properties can be turned into monthly money makers as rentals. Vallar, Inc. just had another Bank owned property closed. The purchase price was $83K and the appraised value was $163K. This was an amazing opportunity for this new home owner. This property was in mint condition and needed very little improvement. Just some inside paint actually. Others who have seen the property call it a "Doll House".
