What is CLEAN?

All Realtors have been there!     You walk into a listing presentation, the smell hits you smack in the face!    You SO try to ignore it, but upon closing the front door, you see all the black fingerprints on the back of the door.    As you carefully walk around all the shoes PILED around the front door -- you wonder as you walk on the filthy carpet, when they decided to remove shoes!    The dog that has not had a bath in a few seasons, is jumping on you and make a mental note.

 

As you enter the kitchen, you understand WHERE the smell came from, as you see the overflowing trash, and the dirty dishes in the sink.     They apologize they did not have enough time to pick up before I came over!      (They called the week before for this appointment, so you know how this is going to go....)    Looking at the intake vents, thinking the furnace filter has to have been in the furnace since they moved in!

I recommend a housekeeper and URGE the parents to pay off the kids to keep the house clean for at least a month, so there may be a chance to actually GET an offer during the hottest period of the real estate season!

 

Sitting at the kitchen table going over all the items they need to address, and talking price, AND letting them know, I am hard on sellers -- because BUYERS are harder!   In a more balanced market, this will make a bigger difference, but right now, ALL homes are going pending.  The ones that are CLEAN are reaping more on their bottom line! 

 

When Buyers are looking for their DREAM HOME, when walking in the door, the only thing you should smell is CLEAN!

Michael Jacobs you are always so witty!   Love it!    I do believe some do not know how to clean, or truly what a deep clean is!

Joan, I am very blunt! If I am on a listing appointment I tell it like it is. If the house is dirty...I tell them, you do not HAVE to clean up, but if you do not it will cost you thousands of dollars.

Sheri Sperry - MCNE® YES, have had those homes too, and strangely, the homeowner doesn't smell it.  The worst was a home with one cat, but WOW, that smell.   It did not sell until she replaced the carpet.

Dear Joan,

In this case, I agree with Jeffrey. You can leave it as it is, but it will cost you a lot of thousands. Most people have some idea, what they might want to do with that extra money. They may need help because some families have one person working 4 jobs and someone in the home sick, so there are often reasons for this, but still good to do something about it.

Most children these days often do not have a chore. They have house cleaners coming once a week. I had a checklist, do dishes, clean own room and pay them for each role on the refrigerator at the end of the month. After 1 cost of living adjustment, children went out for a real paid job.

I had a showing cancelled for my buyers today.  When I called to ask "why", the listing agent told me we'd be welcomed to tour later in the week, after her cleaning crew had gone by.  It seems her sellers didn't get her suggestions, so they are off the market for some serious cleaning work.  

One less opportunity for the buyer, and I have to believe the seller isn't helping themselves either.  Good luck w/ yours Joan

In our frenzied market right now, we are seeing MANY homes NOT clean, and they could get a lot more for their home if they had!
