While we are seeing multiple offers, SOMETIMES when all offers are the same price and terms, lenders all check out, does the agent's cooperation come into play? I tend to think so, as this could make or break a transaction at times.
This last listing I had we saw multiple offers, and every buyer offered the same amount, made up the appraisal gap, had lenders I had worked with so the Seller asked me which one I would choose. I explained all the factors that should be considered, and when all are the same basically, this was the only factor that wasn't the same.
Some agents were brand new and could tell it, the offers were poorly written, with many sections left blank. Maybe they were in a hurry? I know, it is a crazy market!
But there was one that just seemed SWEET! She was agreeable, friendly, and had a great conversation. SHE made the difference! I shared this with the Seller, and that was the offer she accepted.
She did not disappoint and had several longer than normal conversations just due to talking about this business. She works for a company I had never heard of, so she told me why she went there. I told her if I already didn't have a "Laura", Laurie would be a good addition to my company too. She laughed and said that was a compliment.
She went out of her way to be friendly, and only on one occasion did her tone get a bit sideways. It was in a text that so did not sound like her, so picked up the phone. She had found out on Monday that the property she closed on Friday had its pipes freeze and burst, and the buyer's agent was all up in her business and threatening, and she was having a really bad day and apologized. Well, that explained the tone.
She lived way SW from the listing but offered many times to do things at the house. I lived only a few minutes away, but that was always nice to hear.
With this market already being a bit stressful SECURING a buyer, it is so nice to work with an agent that doesn't bring more drama into a transaction! I hope to work with her again someday!
