USDA Home Loan?

When most people think of USDA they think of farms and cows and meat inspectors.  Few people are aware that USDA also provides home loans.  That's right the United States Department of Agriculture has a home loan program!   

Here are the highlights.

  • No Down Payment Required!
  • No Monthly Mortgage Insurance!
  • Cash Reserves not required!
  • Closing costs can be financed into the loan or paid by the seller!
  • Flexible Credit Guidelines!

Here are the details.

Moderate Income. Family income must not exceed the moderate income limits established by RHS for the area in which the property is located. You can check the income limits for your area here: USDA Income Eligibility

Rural Property. The property must be in an area designated as "rural" by the RHS.  You might be surprised what is considered rural.  Designated areas may include small towns and cities as well as more obviously rural areas.  You can check property eligibility here: USDA Property Eligibility  

As more and more mortgage lenders are forced to tighten and limit their credit guidelines the availability of the USDA Home Loan makes the reality of owning a home available to a much larger percentage of Americans.  I have been helping families and individuals with the USDA Home Loan since 1996.  This is not a new loan program, there are no prepayment penalties or subsidy recapture. In Washington State GRH - Guaranteed Rural Housing has never run out of funds and currently there is still funding available.

   Cheryl,  Can this work in the city and our suburbs as well?  I will check on"rural " . This might be of benefit to some first time buyers.  Good post.

Bill - This is a great loan program.  It is available all over the united states.  In Washington State I have had great success over the years marketing this program to first time home-buyers.

Kim - It depends on the area.  It looks like you prefer the King County Area.  Here are some maps that may help you.  If you want to check on a specific property you can follow the link on my post and input a specific address just to be sure.

It is a great program for first time home-buyers or anyone that does not the funds for a down payment.

but with the increased awareness/useage, are we going to exhaust the allocated funds? and do you think Congress will step up to earmark more?

Gerry - I suppose this will vary by State.  GRH in Washington State has never run out of funds.  I believe we have come close a couple times.  On June 5th I was told by the USDA Powers that be  -

Nationally we have 1.5 billion remaining and will not run out o funds any time soon. 

 I have asked for an update on that number.  Do you keep a good line of communication open with your USDA Office so you are aware of any changes and/or funding updates.
