Is it a good idea to accept a offer in 2 hours sellers? Probably Not..

Hello Friends, Clients, and Future Clients, 

I keep seeing the local  inexperienced realtors bragging about being in contract in 2 hours hire me, or in contract after 1 day with  4 offers, I am the best, etc, etc. Yep this is  currently taking place on Social Media I see it often.

Well listen here Mr and Mrs seller because I never have met a seller who has told me I want to sell less than market value. I have been selling Vallejo homes for almost 15 years, sure you may have received a offer 2 hours after going on the market but what about the 5, 10, or 20 other buyers who were also interested in your property but your agent never gave those buyers the opportunity. Whats even worse is some of these agents are also representing the buyers within 2 hours of  accepting a offer. Hmmmm seems a little fishy to me to say the least.

Okay, the truth is realtors have a duty to look out for there clients best interest and its usually the sellers interest to get the most they can when selling there home thats why they hire a professional. What can be done about this, regardless if a offer comes 2 hours of going active or 2 days a seller will receive the best results letting there home run active during a entire weekend including some business days so lets say 5 days on market will give every buyer a chance to buy your home. Bottom line, that offer you accepted $10,000 over list price  on day 1 the other buyers who seller shut out may have wrote $25,000 over your list price with shorter contingencies.
