Unit-Home-Sales Remain Strong with Home-Sales-Prices Remain High for Battle Ground WA in January 2021
Pending Sales fell from last month while New Listings held steady with Closed Sales lower. Prices remained near their all-time high, at the time of year when we typically see a modest decline. Here are the key points for this month:
- The 3-Month Moving Average Sales Price eased by about $4,200 and is now $510,600 which is 16.12% higher than last year; with the 12-Month Moving Average now at $477,680 or, 14.90% compared to last year.
- The Inventory level for Resale Homes finished the month at the super-low 0.5 Months of Supply.
- Approximately 40 Pre-owned Homes closed, compared to 33 Sold in 2020; an increase of 7 homes (21.2%).
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in January 2020.
The Average Sales Price for Battle Ground eased back slightly (-$4,245) which is still very high at $510,600 this month; and leads Vancouver's price-level by $70,890!

This is the time of year where the short-term line is declining, and we expect to see this line below the long-term line. The long-term trend-line is showing to be in a generally positive/upward Move. Super low availability of homes for sale is truly a challenge for this measurement to move much higher in the near term.

The short-term and long-term trends are both in a seasonal slowing-phase, after having made perhaps the strongest upward moves in the past 9 years. Active Inventory at this Record Low level is expected to keep the pressure on Prices; even with interest rates starting to rise.

Pending Home Sales fell from last month; while New Listings held steady; and Closed Sales fell. The continued weak level of new listings is keeping the Inventory level at the low, low 0.5 month's worth of supply.
In the second graph here, the Average Price for New Listings and Closed Sales came in at the same very high level.
Lastly, the Average Days on Market rose by only 2 days; and Median Days on Market actually Fell by 6 days!!! The Sales Pace for new listings is quite brisk as shown by the Median Days on Market measurement.
