Closed Unit-Home-Sales Easing for the Season; While Sales Prices Popped Another New High for Camas WA in January 2021
Now in the middle of the Winter Season, we have a typical a decrease in the number of Homes Sold; yet, the lack of Active Inventory, resale Home Sales Prices have posted another new high. Here are the key points for this month:
- The Short-Term Average Price Trend popped up about $11k+ and is 21.45% higher than last year ($114,243); with the 12-Month Moving Average now strongly positive at 12.45%
- The Inventory level is now at the super low 0.3 month's of supply for resale homes.
- Approximately 29 Resale Homes closed in January 2021, compared to 32 Sold in 2020; which is 3 fewer (-9.38%) compared to last year, and 21 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (3.13%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 1 units (1.9% of total); up from 0 (0%) in 2020.
The Average Sales Price is now at $646,846, which is approximately $176,065 higher than the Clark County average for this month.
Next up I have prepared a custom graph to illustrate the number of homes sold (Unit-Sales); providing Short Term and Long Term trends:
We now see short-term unit-sales below the long-term line; while the long-term line has risen to a new all-time high.

The super-low Active Inventory for resale homes, along with record low interest rates have kept up the pressure on home sales prices, to be sure!
My final graphs come from the RMLS Statistics package showing this month's results in a mixed-line-bar-graph format:
The Inventory-by-Month graph shows both New Listings and Pending Sales moved up strongly; while Closed Sales fell as we've previously mentioned.
The middle chart shows the Average List Price posting a crazy-high mark owing to an "elephant" (very-high-priced) luxury property being listed; while the Closed Sales price posted a new high-mark.
Finally, the Average Days on Market fell by 5 days; while the Median had no change at 5 days - both markers are telling us the market in Camas is moving very quickly.
