The average sales price of homes in Gilbert increased by over $7,000 in February, and the price per square foot has continued to climb for at least eight straight months, and is now up to $218/sf.
Days on market was at 28 for the last 4 months, but dropped to an all-time low of 23 DOM, which is extremely low, and means that homes in Gilbert are selling very fast!
Gilbert home sales are significantly lower than in February of last year, down -14.7%, almost the exact same percentage as January. Some of this may have to do with the lack of homes listed for sale, as the number of new listings is down -19.2% from February of last year. This lack of inventory will only help home prices continue their upward trend. The number of active listings, at 516, still remains significantly lower, with -34.7% fewer homes for sale compared to February of 2020.
The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 16.9% since February of 2020. With interest rates remaining around 3.0%, there still should be more buyers looking to purchase throughout 2021.
