Professionalism in Our Industry - Multiple Offer Response
I had the unfortunate opportunity to help one of the agents in my office file a complaint against another agent.
In a multiple offer situation tempers can run a little hot but we, as professionals, must keep our cool. Our industry has a reputation that is just a little better than used car salespeople so it is up to each and every one of us to police ourselves. My colleague received 9 offers on a listing. In that situation, we would ask all parties for their highest and best offer if it was warranted or not if one offer stood out head and shoulders above others. Then notify all the agents, whose offers had not been accepted, that their offers were not the lucky one.
At that point, the correct response would be: "Thank you for considering my client's offer, should anything change please let me know." and leave it at that. 😱 What you shouldn't do is refer to the listing agent in any derogatory terms by text and you shouldn't call them and leave a voice mail telling them where to go and how.
I put a call into the agent's manager, who was just as shocked as I was, and it was dealt with. We are all adults, you have to be over 18 to be an agent, why are we speaking to each other like this? Nothing can make this situation okay. I am appalled by this behavior. We need to elevate ourselves above this.
