9 Hot Selling Indian Land/Lancaster, SC Neighborhoods In The Greater Charlotte Area To Watch In 2021
The Indian Land/Lancaster, South Carolina area of Charlotte continues to be hot, hot, hot in terms of buyer demand for homes. Here are the 9 hottest selling neighborhoods in Indian Land in 2020, each of which had 50 or more homes sales.
Five of these nine neighborhoods have been on the "hottest neighborhoods to watch" list since 2016 -- Bridgemill, The Retreat at Rayfield, Walnut Creek, Legacy Park, Sun City at Carolina Lakes. Queensbridge has made the hot neighborhood list for the fourth consecutive year in a row; while Treetops made the list for a third consecutive year. Avondale and Ansley Park are on the "watch" list for a second year. New construction ruled in Indian Land in 2020 in communities like Bridgemill, Treetops, Avondale, Ansley Park, Queensbridge.

Originally developed by John Wieland homes, beginning in 2005, Bridgemill is now being built out by Pulte Homes, who purchased the John Wieland company a few years ago. A total of 76 homes sold in 2020 in Bridgemill compared with 72 homes sold in 2019 at an average sale price of $546,843 compared with $486,919 in 2019 and $456,000 in 2018. That is almost a $100,000 increase in average home prices over two years. Homes sold at 99% of list price. Average days on market were 43; median days were 12.
The Retreat At Rayfield
Developed by Lennar Homes and Taylor Morrison, The Retreat at Rayfield saw 53 homes sell in 2020 compared with 36 homes sold in 2019. The average sale price in 2020 was $455,888 compared with $428,865. Homes sold at 98.3% of list price. Average days on market were 104.
Walnut Creek retained its #1 spot as the community with the most number of sales since 2018. In 2020 Walnut Creek home sales totalled 245. Average sale price in 2020 increased to $340,523 compared with an average price of $317,876 in 2019 and $291,425 in 2018. Homes sold at 99.6% of list price on average. Days on market were 53. Builders in Walnut Creek included DR Horton, Eastwood Homes, M/I Homes, Smith Douglas, Lennar.
A well-established community in Indian Land built by DR Horton and Orleans Homes, Legacy Park had a total of 52 sales in 3030 compared with 33 sales in 2019, averaging a sale price per home pf $294,1818 compared with $278,477 in 2019 and $266,231 in 2018. Homes sold at 100.1% of of list price on average. Average cumulative days on market in 2020 were just 17, almost half that of the 33 days in 2019.
Sun City At Carolina Lakes
One of Charlotte area's largest and popular 55+ Active Adult communities, Sun City at Carolina Lakes had 161 home sales in 2020 compared with 151 closed home sales in 2019 and 135 homes in 2018. Average sale price in 2020 was $361,622 compared with $351,892 in 2019. Homes sold at 98.4% of list price. Average days on market were 87.
Since its "entry" into the Indian Land/Lancaster area in the Active Adult housing segment in 2016, Treetops has become a high-demand neighborhood with the 55+ demographic. Developed by Lennar Homes, Treetops saw 82 home sales in 2020 compared with 39 closed sales in 2019. The average selling price was $360,955 compared with $338,677 in 2019 and $331,117 in 2018. Average cumulative days on market in 2020 were 48 days. As of 2020, Treetops was in its last phase of construction and close to being fully built out.
Developed by Pulte Homes, Queensbridge is a newer community in the heart of Indian Land with two "villages" comprising the subdivision. Construction began in 2016. 59 homes sold in Queensbridge in 2020 compared with 34 homes sold in 2019. The average sale price in 2020 was $433,678 compared with $432,243 in 2019 and $400,519 in 2018. Homes sold at 100.2% of list price.
A new Indian Land conmunity being built by DR Horton, Avondale saw 70 homes sold in 2020 compared with 41 closed sales in its first year in 2019. The average sale price in its second year was $418,623 in 2020 compared with $389,220 in 2019. Home sold at 99.9% of list price.
Another new construction community in the Indian Land area, Ansley Park is being developed by Ryan Homes and David Weekley Homes. Ansley Park saw 60 home sales in 2020 compared with 32 closed sales in its first year in 2019. The average sale price in 2020 was $382,083 compared with $373,889 in 2019. Homes sold at 99% of list price.
