As you can see from the charts, the numbers of Sold properties is above the 5-year average, the New Pendings is below and the number of Active Listings is equal to that of the 5-year average. This low inventory is consistent throughout the DC Metro Area.
February's inventory of homes for sale was a bit lower than the 5-year average with no months inventory on the market. The number of new listings entering the market in January was also below the 5-year average. The uncertaintly around the pandemic may be part of the reason.

The Days on Market in February 2021 at 8 days, faster than the 5-year January average of 24 days. It also appears that sellers were pricing their homes competitively and the buyers drove the prices up higher this February as compared to the 5-year average for the month.
