Unit-Sales Slump while Prices Edge-up but stop just below their Recent All-Time High for Battle Ground WA Real Estate in February 2021
Extreme lack of Active Inventory (now at 0.5 Month's worth of Supply) constrains unit-sales in the early months of 2021. Sales prices have been in a narrow range the past 3 months. Here are the key points for this month's report:
- The 3-Month Moving Average Sales Price moved up by almost $4k and is now $514,289 which is 16.42% higher than last year; with the 12-Month Moving Average now at $481,949 or, 16.34% compared to last year.
- The Inventory level for Resale Homes came in at the Extremely low 0.5 Month's of Supply.
- Approximately 22 Pre-owned Homes closed, compared to 27 Sold in 2020; a decrease of 5 homes (+18.5%).
- REO/Bank Owned property sales were 1 units (1.67% of total); no change from 1 (3.7%) for the same month in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in February 2020.
TThe Average Sales Price for Battle Ground gained another $3,689, ending up at $514,289 this month; and now its lead over Vancouver's price-level is $73,828!
I have prepared a custom chart shown below to show the trend for Average Number of Pre-owned Properties Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
WeWe are likely near the end of the seasonal slowing - at least on a County-level view. I expect the "bottom" for this year will be measurably higher than the mark for the past few years.
The next custom chart shows the Average Sales price trend, short and long term:
Short-term and long-term trends both show slight slowing while they are still moving upward. With available housing in such short supply; and interest rates are still in the low 3% range, we expect prices to remain high and rising for the near term.
My final charts are from RMLS for Battle Ground WA and show:
BoBoth New Listings and Pending Sales rose modestly at the same rate; while Closed Sales fell and posted the lowest mark for the past 12 months. Low Active Inventory is still signaling we are in a Strong Seller's Market.
The Average Price for New Listings and Closed sales prices both posted record high marks this month.
Finally, Average Days on Market remained unchanged at 37 days; and Median Days rose by 1 day. Both measures confirm the seller's market condition.
