Spring 2021 may be the best home selling opportunity ever.

Here’s why:

Recently reported by Newsday: the year-over-year median home price has increased by 16.5% in Suffolk County and 13% in Nassau County. Making a move now can put extra money in your pocket and allow you to purchase the move up home you have always wanted.

The well informed sellers will be ahead of the competition.  "We expect that the vaccine rollout will likely boost inventory, as sellers become increasing willing to move despite COVID-19 - resulting in greater numbers of new listings in the spring," says Chris Glynn principal economist at Zillow.

Buyer activity is high.  The snowy winter weather caused a dip in buyer activity.  The warmer weather is bringing those buyers back to the market.   Buyer activity, as reported by ShowingTime, is now trending higher than 2019 or 2020.  In the beginning of 2021, the National Association of Realtors reported an average of 3.4 offers per home.

Leverage your home's equity.   A March 2021 CoreLogic analysis shows home values appreciated by the most since 2013 as buyers competed for a dwindling supply of homes for sale. CoreLogic reported US homeowners have increased their equity by a total of $1.5 trillion. Improved equity will allow home sellers to make better home buying and selling decisions.

Rose Quint, Assistant Vice President for Survey Research with the National Association of Home Builders (NAHB), recently reported: “The number one reason long-time searchers haven’t made a home purchase is not because of their inability to find an affordably-priced home, but because they continue to get outbid by other offers.”

In today’s market, a home seller has a tremendous advantage when making an offer on a new home: they have more cash to put down and the confidence the newly purchased investment will appreciate.
