Closed Unit-Sales Rebound Strongly; With Sales Prices Blasting Skyward to another New High for Camas WA Real Estate in February 2021
Unit Sales have jumped up a month or two early from what we typically see, although we also know this number has been constrained by the relatively extremely low Inventory. Very strong, and seemingly financially-capable buyers are driving prices quickly higher (over 20% annualized pace at this moment. Here are the highlights for this month:
- The Short-Term Average Price Trend Rocketed up to a new high and is 22.17% higher than last year ($119,218); with the 12-Month Moving Average also strongly positive at 12.11%
- The Inventory level is super-low at 0.4 month's of supply for pre-owned properties.
- Approximately 42 Resale Properties closed in February 2021, compared to 28 Sold in 2021; which is 14 more (50%) compared to last year, and 13 more than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $656,918, which is approximately $171,929 higher than the Clark County average for this month. The strong movement in prices has been un-abated for 3 months now and this, the typically "slow" season of the year!
Next up I have a custom chart showing the number of pre-owned properties sold (Unit-Sales); highlighting the Short Term and Long Term trends:
With strong closed unit-sales this month, we expect the short-term line to bottom-out very soon; and the short-term trend is also at a much higher level right now than it was a year ago. The long-term trend is still upwards overall, and we expect new levels to be seen by this marker very soon.
For the Average Closed Sales Price chart we see the strongest short-term price move in either direction over the past 10 years.
I recently had to re-format the chart to allow for the graph to operate the $600k range, and we may soon need to accommodate the $700k Range!
These remaining charts are from the RMLS Statistics package showing this month's results in a mixed-line-bar-graph format:
The Inventory-by-Month graph shows both New Listings and Pending Sales in-sync and moving strongly lower. Conversely, Closed Sales posted a very strong mark following last month's weak showing. The end result is Active Inventory is still languishing at a record-(and extreme) low level.
The second chart shows the Closed Sales price at its highest-ever mark; with the Average List Price much, much higher than this month's closed sales level - which strongly suggests seller's in this market are expecting prices to keep rising strongly in the near term.
Finally, the Average Days on Market rose 8 days, although 26 days for this time of year is rather brisk. On the other hand the Median Days on Market fell to 4 days - the lowest seen in the past 12 months, clearly indicating that the new listings are going super fast.
