The Falmouth MA, Cape Cod, Real Estate Market in March 2021 is busy and crazy. Falmouth has limited inventory and rising prices. The pictures below show some of the data that we see in 2021.
With over 20,000 properties, Falmouth is one of the largest real estate markets on Cape Cod. As of this writing, there were 44 available properties in Falmouth in February 2021, and on the 29th of March there were only 35 homes not under agreement. Inventory is a real problem for our customers and clients who are trying to get their year round home and summer vacation homes settled.
Experienced real estate professionals like Holly and I are resorting to using "real estate wish lists" for specific buyers. Then we look for those properties and see if the owner wants to sell. All of of the transactions we have been able to get together are at prices above what we would normally see without the Covid influence. From 762 listings for sale in June of 2007, to 35 available listings in March 2021, buyers and sellers are experiencing a real estate market in Falmouth that is fast and furious.
We may be near the end of a +-10 year cycle that real estate tends to follow. The last approximate bottom was around 2012. Coupled with the inventory scarcity, the ten year real estate cycle is higher than it might have been without the Covid push.

Knowledge of location, conditions, and styles have replaced the strict location location location axiom of the past. Buying right may mean buying in a certain condition of a certain style as close to a preferred area as possible.
Looking at the data below, there are barely enough homes available to bid on today. If you're aiming to buy in Falmouth MA this year, make sure you know your strength as a buyer, and be ready to scrutinize any property with the eye of an inspector. Using an experienced real estate licensee is a must for getting reliable advice about condition and for pricing history of a neighborhood, and/or town, and even for a specific property that has sold in the past ten years.
