Month of March 2021 – Happy Easter to all. Low inventory, rising prices, and no time on market continues to be the story for the re-sale market.  Average Sales Price is up 16.6% to $357.8k and the Average Price per Square foot is up a similar 16.2% to $193.7/ft. Prices are also up in all other categories across the board. Unit volume was down 9% to 41 sales vs 45 one year ago. This is misleading since lack of inventory is to blame not lack of buyers. Days on market is almost nonexistent with many properties selling in zero days. Looking ahead to April 2021, there are 48 re-sale homes currently contingent or contract pending. It seems we will exceed last April’s total of 25.

March YTD 2020 – Q1 in in the books with the year 25% finished. Average Sale Price is up 5.5% to $348.2k and Median Sales Price is 7.5% to $330.0k. The pace of the market is unprecedented.  Unless something happens to change this, I see no end in sight. One other observation is the opportunity to purchase and entry level property at a modest price is rapidly disappearing. Finding a property in Sun City Texas under $250k is increasingly difficult and may soon be extinct.
