I really need some help with my listings, and one land (subdivision) listing in particular. The traditional marketing is really not producing much activity and interest, and I really feel like I need some new ideas for getting out of the traditional marketing effort and really getting outside the box. I'm thinking I need some foreign investors, perhaps, or at least out-of-state investors. I am hoping to gather some new tools for marketing land, lots & whole subdivision, some new ideas and suggestions. Would love to hear some of your GREAT input out there!

I would suggest that you give a little more informatoin as to the subdivision, area, etc. if you are comfortable giving it out. I sent you an email saying the same thing, but think that if you put out more info you might get more responses.

Kathy - Try a spider blog. Blog about areas around the subdivision, with lots and lots of pictures. Blog about activities around the area. Blog about scenery nearby. Blog about anything nearby. Then write a listing blog specifically about a floorplan. Blog about financing in the sub.
Use lots of pictures with alt tags in everything. Use your keywords for the listing that you want to sell.
Create a buzz.
Then write a blog about the subdivision in general and it's geog relation to all these, using the keywords. Then link them all together.

Wow, Virginia has covered it all, I think :) My recommendation was going to be to create a blog specifically for the subdivision - use a domain name with the subdivision name in it, if possible, and just load it up with everything that you could ever imagine someone would want to know about the area. The sky's the limit!
Definitely am willing to put out the info! I have 34 estate lots (.5 to 1 acre in size) and one beautiful custom spec. The lots can be purchased individually, but the entire piece of ground (80-ish acres) is for sale as well. This subdivision is known as Serenity Ridge, and it has the most absolute, unmatched panoramic views of the Colorado Rocky Mountains that you can find. It is located just outside of a smaller town known as Berthoud, yet is about 10 minute drive to the Loveland area, where there is an explosion of new restaurants, shopping centers, theaters, fairgrounds, new hospitals, event center etc. The price point is high 500s to over 1 million. We do not have designated builders, so right now there is one spec home available. Our entire piece is for sale at 3.5 million. 18 of these lots are permit ready, and the remaining phase has all infrastructure in but will need curb/gutter.
Virginia - thanks for your tips! I'm not so sure yet what alt tags are and how to link all these together, as I am fairly new to the blog scene ... but I am trying to figure it all out! I so much appreciate your input!

Kathy - when I say ALT tags, I mean - when you upload the pictures, that box comes up and under description and title, you put the descriptive real estate terms - it is for Google.
Kathy - I would agree completely with Virginia's comment. I actually came back to AR to learn how to market a "Trophy" property through the internet more effectively. I look forward to following this post.
Kathy-I had a horse property listed in Berthoud earlier this summer and what I did was created a video tour with my flip camera. I loaded it and used another system called Attain Response that allowed me to embed the video into an email that wouldn't crash someones system. I contacted various offices around the area (all types, not just KW who I'm with) and was able to email it to all the agents in those areas. I actually got the home under contract in 51 days when the average was about 250 in that area. I'd be happy to help if this sounds like something you'd want to try. Sounds like you have a great area up there.
