My listing has been live for 2 days now!. I have an open house coming up today and tomorrow. I own this wonderful old home.
My agency has a wonderful marketing package that make my work much more professional and easier. One of the things is the idea of inviting the neighbors to the open house. So on Wed and Fri I set out with about 50 door hangers each day. That is my actual walking limit without getting too tired. The first day I marvelled how beautiful the home on the Dearborn St. in Caldwell are. I knew it in my head but walking a neighborhood is different.
Yesterday I did Everette St. It was a beautiful wonderful sunny day. On my walk I talked to a guy who just invested in a property and was cleaning it up. He said he would keep my card. I talked to a nice couple eating lunch on their front stoup. I helped an old lady and a neighbor (who was helping her) put medicine in her dogs ear. We chatted a bit. I talked to a wonderful woman who sort of wanted to downsize. I asked to see her yard and realized that she could sell both her home and an extra lot. She liked the numbers I gave her. I can do this because I have studied the neighborhood. I could compare her home to mine and come with a price. I also knew what lots were worth. After about an hour or two of walking and talking I ran out of cards. This is good because I was getting tired. I really enjoyed this walk.
Sometimes I wonder about hiring a kid to do this so I can get more doors. I am glad I didn't yesterday.
I sort of wish I had time to do Fillmore St. I don't. I need to be ready at 11 AM for the open house. Come see me at 1408 Dearborn St. 11-5 Sat and Sunday. I will be in my beautiful home in the Steudenberg Historical District of Caldwell, ID. I hope to meet buyers, sellers, neighbors and fellow Realtors. I think I will make chocolate chip cookies. I love the way the house smells and people like them. If you come you will have to wear a mask.
