Thank you for sending me your guide. I see that you received an answer from Gwen Banta who happens to be the best of the best.

Multiple offers are the standard, and the list price is the bottom number. If you are offering more than the list, and are using FHA financing, forget it. Cash is king.

I like your suggestion that the buyer pays both commissions. That could be the difference in having the offer accepted.
