Waterfront is truly a lifestyle! Waterfront is rare and it's a hundred different things for people to enjoy! Since I live here and I have been a realtor for 14 years, I have sold 20 homes on the waterfronts near me: Washougal River, Canyon Creek, the Little Washougal too.
Every day on the river is different and amazing. Sometimes the river is clear, sometimes it's dark and in January and February...the river is completely clear blue green just like the ocean. Some days the currents are rolling and the tips of the waves look like white lace. There have been some high currents almost at flood stage, but this home and basement have never had flood waters. We do have a sump pump in the basement but never have had to use it. We have helped 2-3 different neighbors sandbag their basements over the years. Some people on the river have built "flood gates" for their basements so the water goes in one door through the basement and out the other flood gate. This home is built up on a "ledge" so no water gets up here.
We have a deep trough of water perfect for fishing straight across from the back deck. The fish rest there before crashing through the rocks going upstream. Salmon runs are super fun to watch. On September 11th, 2011 I was sitting down on a river rock breathing in the peace. Then a school of Salmon went up a river "path" right across from me! Their mighty struggles put up a six foot high spray!!! It was shocking and awesome. On another Salmon river note...you can look out the home windows and you'll see the water pushing BACKWARDS up the river...its fun to see all the salmon moving together.
