... The Charlotte Region Housing Market Is HOT, HOT, HOT...

... And Charlotte Region Homes Are Selling Fast!

 

Wondering just how fast homes are selling in the Greater Charlotte market this spring? The average days on market for Charlotte area home were just 24 days in March. This is down 47.8% from 46 days in March one year ago. And with inventory down 70.2% year-over-year, the months supply of homes just 0.6 months (compared with 2.1 months one year ago), and new listings down 8.1% homes in the Greater Charlotte area are selling as quickly as they are coming on the market.

 

Supply of homes in the Charlotte Region is at an all time low

 

Existing home seller and new construction activity is well below the levels needed to bring the market to some semblance of balance. With the supply of homes at an all-time low, we can expect a busy and highly competitive spring housing market in the Greater Charlotte area in the coming months.

 

What This Means For Home Buyers:

home prices and interest rates projected to increase in 2021 The underlying message for home buyers: with continuing low interest rates, which are projected to increase at some point in 2021, now is the time to buy -- before the cost of both homes and mortgages increase further. And at the moment, we are not seeing anything on the horizon that would indicate housing inventory will become much more plentiful as the spring selling season rolls on.

 

What This Means For Home Sellers:

Low Inventory + High Buyer Demand = Optimal Seller Conditions The underlying message for home sellers: now is the time to sell, whether you are looking for a move-up home or to down-size. Housing inventory is low and demand is strong. You'll sell your home quickly and at top dollar with minimal, if any, contingencies.

Nina I have not noticed a change in the market here.  It might be because houses have been flying off the market for the last several months.

I just checked between 100-300K in the five counties we cover, there is only 268 homes available.  Talk about a thin market.

Good morning, Alexandra... the market is so tight right now I'm totally gob-smacked. Even in price points pushing $1 million, which is not the "average" Charlotte market it's hard to find properties.

Homes are certainly selling fast and it seems that they are no longer tracked by DOM (days on market) but MOM (minutes on market), haha.
