As the Millbridge Real Estate Snapshot below shows, median home listing and sale prices ($393,382) increased during the 1st Quarter 2021 compared with the same quarter one year ago. Median home sale prices were also some $20,000 higher than in the most recent quarter ended December 31. 2020. Median sale prices of Millbridge homes averaged 100% of asking price in the first quarter 2021.


Average home sale prices ($408,610) also increased in the 1st Quarter 2021 compared with the same quarter one year ago. Average sale prices increased some $17,000 over what they were at year end 2020. Sale prices of Millbridge homes averaged 100.8% of asking price. 


69 homes sold in quarter four, 13 more homes than during the same quarter last year. New listings were down with 42 fewer listings year-over-year. Some of the drop in new listings can be attributed to fewer new construction homes for sale.


Average days on market in the first quarter 25 (down from 33 days in the most recent quarter). Median days on market in the first quarter 2021 were just 3 days (down from 14 days in the most recent quarter ended December 31, 2020).  In other words, Millbridge homes are selling more quickly and for more money than just three months ago.


At quarter-end, NO homes were actively listed for sale. At the end of the first quarter 2021, 14 Millbridge homes were in contract, 4 of them new construction homes. Lennar, MI, Dan Ryan, and DR Horton continue to build in Millbridge.

With Union County school assignments subject to change from year to year, parents should verify all school assignments.
Cuthbertson High School is ranked #13 out of the top 25 public high schools in the Charlotte region. Cuthbertson Middle School is ranked  in the top 25 Charlotte middle schools at #14. Kensington Elemetary School is also ranked as one of the top 25 elementary public schools in the Charlotte region. The Union County School District ranks #3 best in North Carolina.

Union Day School, which opened only in 2016, is already rated by as the #7 best charter elementary school in the Charlotte region out of 34 charter schools. Selling Homes Changing Lives


Increased pricing in real estate sales in DFW Texas are similar to yours. Coincidentally, I was on a webinar a couple days ago and the person who was the presenter mentioned you can thank increased homes prices everywhere to all the people who moved out of CA, I know, he said. I moved out of CA in 2020 and I'm a Broker in both states now.

I really liked the kitchen from your snapshot and in my opinion, that new median home listing (sales price) is still a really good deal! The Millbridge Community is charming, fresh, and homes appear to be in much better condition than what I recently explored with my buyer who was looking to buy in Dallas. Here, in my area of DFW, older homes built in the 1950's and 60's in good condition started at around half a million (one car garage, limited closet space, small kitchens, etc.).
