This has happened over the years .....

 

 

Listed a townhome, and was standing out front talking to the Seller, and a neighbor stopped and wanted my card.  She plans to sell in the next 6 months.   She wants your card so she can stay in touch.   Put her on my database, and she will start receiving my newsletter.

 

Another neighbor called me and inquired as to the price it was listed, as she was thinking of selling too.

 

 

 

With both of the neighbors having the exact same property - style, square feet, year built, etc. the research was already done.    The condition was different and easy to do the adjustments!   

 

ALWAYS be visible to the neighbors when you are getting ready to list a property, as you never know how many around will want to list too!    In our market, we could use more listings!

Rocky, I also got a call from a homeowner that was contemplating downsizing, and now picked up a buyer too.

Hello Joan - real estate can be a conversation-starter, that's for sure.  Sometimes that conversation leads to a connection.   That's always been true and likely that is going to continue.  In some way or another.

Hi Joan... all I can say is that I don't think I've gotten more than a couple of phone calls in all these years from a neighbor of one of my listings. And I've never had one stop me on the street and ask for a card!

Nina, I go for years without calls off my sign, then a listing comes on that attracts a lot of attention.  The lady in the street was walking her dog, gave me her name and said don't forget to keep in touch, and wanted my card.

Those just listed cards sent to the surrounding properties do get noticed as does the just sold

Neighbors of a listing can be a good source of business... sometimes they even buy the listing, or know someone who wants to.

Ed, I usually send out Just Sold cards, unless it is a neighborhood too far away.

That is why we put our signs out in front of the home, right?  Neighbors see what a great job we are doing and want that kind of service when it comes time for them to sell their home!
