There is No Excuse for Insufficient MLS Data

Insufficient and inaccurate data in the MLS continues to be an issue.  A former colleague that trained me to set up automatic MLS searches for buyers taught me to make the criteria as vague as possible.  Her saying on the lack of accurate data in the MLS still rings in my head, "Garbage in, garbage out."

Even still, with the most basic searches I have run into homes not coming up for buyers.  Last weekend, it was a fully finished or partially finished basement that didn't have homes coming up for a relocating family.  What listing agent leaves that big of a selling feature out?  The agents that rely solely on the photos to do the talking.  Problem with that line of thinking is that when listings are Coming Soon, it is usually because photos haven't been done.  More information is useful to determine whether it is worth waiting for or not, or even worth making a sight unseen offer.

With that family's search now including any level of finish on a basement, we are getting more results that have finished basements.  That is good, but should not be this way.

Was I stunned that a simple "senior community" search I had set up for other relocating buyers missed properties that I found other ways?  No, but I sure was annoyed.  It was simply pulling senior communities in specific zip codes. Couldn't be more basic. Inputting a listing, senior community is a radio button stating Yes or No that the property is located in one.  If you check yes, it then open up a text field with the minimum age requirement, which generally is fifty-five.  Agents aren't bothering to even read through their choices.  Some of them rely on the remarks.  Some of them rely that you will know the community names and be searching for them by name.  Here we go again, garbage in, garbage out.

MLS searches will only be useful and not give buyers reasons to look on third party media sites when listing agents put in information a buyer's agent can do an accurate automatic search from.  If agents continue to put the bare minimum in the MLS, automatic searches that pull directly from the MLS are not going to work.

In today's environment... just put in as much information that the Seller is comfortable with.... I even try to assist selling brokers with buyers the names and details on what makes it work for the Seller.... oh, they never read that section, lol.  Our goal is to make it easer for the Brokers to write offers for their buyers. Some miss that memo!!

I have property information sheets that answer every question a buyer's agent might have.  Do they use them?  Seventy-five percent do.  The other twenty-five disregard, even if you lead them to it.

Hello Chris Ann - incomplete or incorrect data for mls information has long been a pet peeve of mine.  Is it incompetence, laziness or something far more despicable?  I don't know but it's definitely something that has an effect on the image of the industry.  That said, it's one of those things where self-improvement becomes a constant reminder.  That as well as a lot of lip-biting.

Seting up an automatic house search based on the information given in the MLS you have to think like a lazy, dumb agent.   It's so sad.

You are singing to the choir on this topic.  I called a listing agent last week on a $3.5M listing.  The agent had not entered much of anything. So before writing an offer I called to ask a few questions - you know - so I know how to write the purchase offer.  Is the refrigerator included? How about the Washer and Dryer? 

Response: Well, you know, at that price point I just assume it is included.

The MLS is what fuels all of it.  If the MLS data is sketchy or too limited, it's the agent that put the data in, or didn't bother, that is to blame.

It is a great lack of professionalism and disservice to the sellers the way some people load listings.  Thy must think that the market is so active they only need to do the minimum. This still has a potential of stealing more interested buyers looking for the specifics they left put and would be willing to pay more for them.

Hi Chris Ann... as others have said "you are preaching to the choir" here. This is one of my pet peeves... agents being too lazy to put in complete and accurate information about their listings. They are not serving their clients well and I've been the second or third agent on a listing many a time where part of the problem in a home not selling was sloppy input and bad photos.

I totally agree. One of the data fields I often have to search for is the name of a subdivision. I can't believe how many agents do not fill that field out. That's just one example. Filling out fields in a form, essentially, is not hard. So why not just do it?

Or they take a listing in an area they aren't familiar with, don't ask the sellers what subdivision it is considered, and go with whatever is in the tax record.  Tax records in our area are so off.

I am always appalled by the way a large number of agents market the properties they represent and feel so sorry for the sellers that hired them.  As an industry, I wish that someone would monitor all of the listings and agents that aren't doing a good job would be penalized.

I don't feel sorry for the sellers that hire them.  Those sellers don't vet agents well or want the cheapest one they can find.  You get what you pay for.  Or..when any will do...that's what you get.

Totally have to agree with what you said & with your searches. I don't even bother setting something up with specifics other than BR's. I have to go line by line in the NEW that comes up everyday. 

I shouldn't have to do this but agents just don't care anymore. We used to have mandatory fields to help with accuracy & that got thrown out the window years ago. So you can't even use subdivision names let alone model names.

All this new software was supposed to help our biz but I think it made it harder & less reliable.
