Vista homes search linkThe community of Vista is inland in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes and 55+ communities, as well in rural settings.

 

There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services.

 

Major commuting routes (the 15 and 78 freeways) are nearby, and there is a terrific Farmers Market on Saturdays at the courthouse complex – definitely worth visiting regularly.

 

It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.

 

The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.

 

A total of 108 homes sold in March, 42% more home sales than last month, a trend seen in some other communities. Here’s the breakdown of activity.

 

Single Family Homes Sold
83 (46% more); 11 Average Days on Market; Average Sales Price was $755,017 (up 11%); Average sales price was 104% of original asking price

Condos, Townhomes & Duplexes Sold
25 (up by 32%); 14 Average Days on Market; Average Sales Price $463,778 (up 1%); Average sales price was 103% of original asking price

 

There were significantly more home sales in March than last month, especially for detached single family homes. The average sales price was higher for single family homes and slightly higher for condos, townhomes and duplexes.

 

Marketing time was slightly longer for single family homes and for condo, townhome and duplex sales, but still 2 weeks or less. Home prices ranged from $200,000 to $1,427,353.

 

Are homes selling quickly in Vista? Yes, the majority of the homes, 64%, were pending in 1 week or less. Buyers obviously must be prepared to move quickly in today’s market in Vista in terms of touring homes they like and then making offers.

While some buyers negotiated down from the original list price, a large majority of buyers (90%) paid full price or more for their homes, no doubt due to competitive bidding; 1 home sold for 23% over list price. This is important to keep in mind if you are planning to buy a home.

 

The MEDIAN sales price of the single family homes sold was $716,250 (up 8%), and $432,000 (down 3%) for condos, townhomes and duplexes compared to last month.

 

At the end of March there were 42 homes for sale in Vista, the same as last month, and ranging in price from $270,000 to $7,900,000. This represents an inventory of only 10 days for condos, townhomes and duplexes (vs. 12 days last month), and only 15 days for single family homes (vs. 14 days last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.

 

94 new listings came on the market in March, 3 more that last month, and good news for buyers. The number of homes going pending (82), excluding homes that closed in March, was 6% more than last month (77); thus it was a busy month of buying and selling.

Thanks, Ed. It's pretty competitive in Vista, and everywhere else, and buyers need to understand what this means. For those who want to sell, it can be a great opportunity, although not with its challenges if buying another home.
