Five homes sold in Hunter Oaks in the 1st quarter of 2021, two fewer than in the same period one year ago. Average home sale prices were up 8.5% compared with the 1st quarter in 2020. Median sale prices for Hunter Oaks homes also increased 2.58% year-over-year. Average sale price was $506,300. The median sale price was $477,000. Home sale prices ranged from a low of $445,000 to a high of $605,500 in the first three months of 2021.


On average, sellers received 106.1% of list price in sale price during the 1st quarter 2021 and 101.8% on a median basis.


Hunter Oaks homes took 2 days to sell, on average... 32 fewer days than in the same quarter one year ago. Median days on market were just three days.


In the 1st quarter 2021, the number of new listings decreased more than 50% dropping to 5 listings from 11 listings in the same time frame on year ago. 


At the end of the 1st quarter, one homes were listed for sale in Hunter Oaks and one home was under contract. For a community with some 1,000 homes, inventory is beyond razor thin.

Because of its location, lower property taxes, community amenities, and top rated schools, Hunter Oaks is a very popular neighborhood with close to 1,000 homes that were built/developed from 1994 until 2004. 
You can't but enjoy driving through the Hunter Oaks neighborhood, with its wide, tree-lined streets. Leafy sidewalks are perfect for strolling. Hunter Oaks residents enjoy fabulous amenities, including a 2 clubhouses, 2 swimming pool complexes, 3 tennis courts with lights, walking trails, and playground for the "younger set." You get to enjoy a "country club" lifestyle without the expense of a country club community.

Life support - that's  about right, Nina. We have four sets of buyers who recently gave up for a time. They are unwilling to pay 60-100K over asking and waive an appraisal. Can't blame em.
