Listings are GOLD --- BUT.....

By

In today's real estate environment, listings are gold, but should come with some attention to detail - and many listings in our area are lacking!

Taking photos from your cell phone that are dark and not of the entire room does not showcase a home in the right light.    The EYE BUYS!

A complete description of the home -- did you list where the laundry is at?   Sometimes that is critical to buyers.

Did you read your comments about the home?    Correct the errors so it doesn't look like a 2nd grader wrote it!    Did you send the listing to your Seller - what would they think?

When you list a property, the likelihood of getting calls/texts/emails is HUGE, so be ready and available if at all possible.    Respect your fellow REALTORS, and do what you would appreciate in return.

This industry is really small when you think about it, even in our large City.   You WILL run into that REALTOR again, so why leave them with a bad taste in your mouth.

Joan, this market will pass. When it does, those who do everything the correct way leave a trail of proof. Those who shortcut will be flipping burgers during the next downturn.

Hello Joan - listings may be gold right now but there will be a time when they will need extra attention.  Even in the good times, that attention matters.   Things can tarnish and times definitely change.  Real estate cycles are constantly changing.

Jeff, you are correct, when it is more difficult to get properties sold, and need additional marketing, BETTER marketing, those agents will be out of business.

Michael, that is what I was thinking - if there was more attention to details, could the seller have seen a higher price?

Good morning Joan! Yes, I agree completely. So many agents just don't raise their own bar on professionalism

Norma, have always thought you need to entice buyers from the MLS to start, and keep them once they get into the home.

You are s right the current listings deserve the same attention they would have gotten as if it were 5 years ago and the buyer's ruled. Bad marketing stay out there forever and can be used against them in a competitive situation for another listing down the road.

It is very sad to see the laziness in hot markets like this and it certainly brings out the worst in our industry that can still make a buck when doing a terrible job.

Brian, I so agree, they are doing barely enough to get by.  Hopefully this will weed out the lazy ones.

I shake my head when I see listings that are poorly marketed. Some agents think they  can do the minimum becuase the market is so hot. They are trying to save money - and expend little energy. They don't deserve the listing.

Debb, could not agree more, and hopefully those will be the agents that are weeded out in the near future.

Thank you for these excellent reminders, Joan. As my mentor always said, "the listing remarks  and photos should sell the house - the agent is simplythere to close upon showing."

Hi Joan- I agree with you. just because it's a seller's market doesn't mean you should get sloppy about how you market and represent the property.

Gwen, It is just sad when the listing agent cannot put together 3 sentences that sound like an adult did it!

Dear Joan,

Doing a good job might get the client a little more money. Usually, they can find something to do with that, if it should happen. Also, we get to brag about it.

Dorte, I so agree.    Most agents just put the listing into MLS, and nothing else.
