Tenants Need To Leave During Showings

Why do listing agents allow tenants to be home during showings??? They should contact the owner and make a point of being sure the tenant is not only GONE but has also picked up after themselves before leaving!!!

I have shown so many rented homes, condos and townhomes where the tenant stayed there, following us through the place and turning lights off all the way!!!! Hello.........do you want to sell this place or rent it Mr. Owner?????

Most of the time the place is a mess, the tv is on about as loud as they can get it and there are pets running around! Yes, plural - PETS!!!

Last Sunday we showed a condo that had 3 cats running around, the tv on, all the lights off (and when I turned them on, the tenant went right behind me and turned them off again!!!!!) and the place looked like a bomb had hit it!!!

Needless to say, we were in and out within 2 minutes!!!! My client looked at me with wide eyes and said 'that was unreal'! I apologized and we moved on to the next condo. You can be sure this place will not sell as long as that tenant is in there and I am sure she wants it that way!

I don't know about Florida, but in Arizona there is no law that lets an Owner MAKE the tenant leave. We find that tenants want to be present to make sure no one bothers their things. Say you make sure they are gone and then they claim something valuable is missing- what do you do?

We tell Owners that having a leased place for sale is both a bad way to rent AND a bad way to sell. Take it off the marke if you have to have the  lease money.

Leslie - that is an excellent point, but many people can't make their mortgage payments without renting it out.

As far as things missing, Bill and I stay with our clients each step of the way if there are belongings in it!!!

Barbara Jo,

I hate showing tenant occupied property too; but I can certainly see it from the tenants point. Living in a house that's on the market is like living in a fish bowl and they have no reason to make it any easier on the Realtors. After all they're not going to get a commission.

I totally agree with Leslie. If the seller has to keep it rented then they have to cut the tenants a deal.

I really don't enjoy having a listing with tenants.  Most of the time they just don't get it.... make the place look nice and the new owner might let you stay on.

I'm trying to remember how I got the REAL ESTATE WORLD thingy on... I will have to do some research.
