Just a bit of a Fixer Upper.

As a realor in a very rural part of the upstate, you'll find homes are either brand new or will need a decent amount of work and there is not much of a inbetween. I sit with clients going over the features they are looking for a the husband will say he wants something that needs some work. This conversation goes one of two ways: Either the wife is in agreement,  or you see her eyes roll knowing she'd be stuck in a half finished home for the next 5 years.  Vis versa you have a diy wife on board. So when looking into a fixer upper, while Chip and Joanna make it seem easy here a few factors to consider before taking it on.

  1. Time: Time is important to factor in . Renovations can take anywhere between 6-9 months with hiring a company and longer if you doit yourself. It can certainly get in the way of your day to day life especailly in areas like the kitchen and bathroom . If you don't have the time it will just delay the process and you will be stuck in a unfinished home.
  2. Emergency Funds:Any hgtv fan knows there could always be a costly project hidden in your reno. So its a real skin saver to have more money than you need to complete your renovations and not push things to the edge of your budget. The pasta arm you  wanted  can wait til you know everything major is shipshape. 
  3. Be Open to Compromising:If that wall is load bearing then youll need to come up with other soultions, If something you wants cuts too much into budget you may have to compromise on cheaper materials. You can not be too stubborn about things unless you absolutely have the budget  to get 1000% what you want with money not being an object. 
  4. Children:if you have children  renovations can become a little more difficult because it can litterally turn your safe kids room into a construction zone. Even if you have a child on the way  its something to think over because once again the Time it may take may not suite the need of you and your starting family. Renovations can be delayed Childbirth can not.

I have heard that TV renovations are a lot of duct tape and pretty furniture and when they leave you still have to have someone come in and do the work.

I love an old house with good bones and a bank account with lots of money.  If you have both fixing up is fun, if not then not so much fun.

sometimes going down tothe bones and coming back up is more work and time than the buyers anticipate.  I like to say not all projects can be finished in 30 minutes as HGTV shows you.
