Let’s talk about basements.

Love em or hate them. Some people have extreme opinions.

Buyers who will not consider a home without a basement and are just as adamant about the kind.

They want a walkout ground level, they want a walk-up, or they want no outside access. 

Then some hate basements, whether it is memories, dark, damp, old, bugs, etc. Not sure.  But there is a fear. I have seen buyers when touring refuse to go downstairs. Sometimes they say: I don’t need to see the basement. I’ll never go there.

Why buy a home without a basement?

 

No steps for easy accessibility

No concerns about moisture 

Less space for clutter

Absence of natural light

Safer one level living

Less to take care of

Easy to age in place

 

 

Why buy a home with a basement?

 

Extra storage 

Separate offices

Extra rooms for larger family

Workshop and hobby space

Playrooms

Emergency shelter

Ductwork access

Future expansion.

In-law suite 

Exercise room

System maintenance

 

And your thoughts on basements?

There are plenty of good reasons to have a home with a basement.  However, there are also reasons to not have one.  I would suggest that homebuyers considering a home with a basement have it fully inspected.  I remember an ugly tale about a basement that seemed wonderful during the summer the home was sold, only to experience 16" of water that following winter.  It was a wetter than normal December in an older part of Sacramento.  And, an unknown sump pump failed!

Margaret here in New England the mind set tends to be very pro basement.  Homes here without a basement tend to sit on the market, or sell well below the price of homes with them.

I love having a basement at this stage in my life.  Lots of room for storage, allowing me to use my garage for parking instead of extra stuff.

We have very few homes in our area with no basement.  Some newer homes have above ground storage to replace a basement.  I wouldn't have a home without one

Margaret- I'd never had a basement until we moved into a community in Leesburg VA. Larry wanted a walk-out basement. We found one and in fact, it was the basement, or lower level, that sold us.

Crickets tended to get into the basement of the house I grew up in, and one day I walked down the stairs with shorts on, and two jumped on my legs. That did make me hesitate to go down there again but I got over it. I'm a pro-basement person. It does give one a lot of extra room!
