Real estate in Danbury,CT is not just purchases and listings. As exprienced real estate professional, I also have helped a lot of clients lease and secure rental properties. How is this different?
Renting is a less of a renting term commitment. It allows flexibility for the tenant. It can also be helpful if you are coming into the area and want time to shop around. It also requires less money up front. Tenants can also benefit as there may be less competition to rent than to purchase.
Renting for landlords can be used for a long-wealth wealth building strategy. Sometimes landlords also might not have enough time to go from listed to closing, even in today's active resale market. Other landlord clients might not also like the market price of the home. Other landlords just like the idea of having monthly income come in, in addition to their job & other investments. Over time, the mortgage gets paid down and the owner could do a number of things like cash out refi or sell to help with retirement, etc.
Other things to consider when renting or being a landlord. Both landlord and tenants should maybe think long term about their plans. Property owners should budget for repairs, vacancies or updating. Landlords also need to make sure going in to get a good tenant and strong lease. Tenants also might have to budget for possible annual rental increases. Tenants should also consider the cost to purchase being they plan on being the area for a long time.
