Washington County Utah Residential Market Snapshot: Marching into April
Utah is being touted as the The Fastest Growing State in the Nation right now, that equates to a higher demand and potentially more expensive housing opportunities.
As home prices continue to trend up in southern Utah, an affordable option is buying in surrounding rural towns, like Cedar City, New Castle, Kanab, Orderville, Central and Enterprise.
Home buyers are purchasing homes in those areas because it falls within their budget. They may have to drive further for work and conveniences but their goals can be achieved.
Average sales price in southern Utah right now is $400,000. Recently, a bid on a 1,565 square foot, 3 bedroom, 2 bath, 2 car garage new build in Desert Color went for almost $500,000.
Single-Family Percent of Sales Volume from April 2020 through March 2021. In St. George it was 53%, Washington was 19%, Hurricane 13%, Ivins 8%, Santa Clara 3%, leads 2%, La Verkin1% and Toquerville 1%.
Single-Family Average Days on Market from April 2020 through March 2021: St. George was 38, Hurricane 38, Ivins 42, New Harmony 53, Enterprise 70, Apple Valley 85, Leeds 85, Hilldale 87, Rockville 107, Springdale 115, Virgin 116, Santa Clara 36, La Verkin 36, Washington 38 and Toquerville 38.
