Unit-Home-Sales slipped slightly; while New Listings, Pending Sales and Sales Prices Shot Up for Camas WA in March 2021
As we emerge from Winter this community's home sales market is starting out with a massive Price surge, as the increase in New Listings is being quickly absorbed by home buyers. Active Inventory that is visible at any one point in time is near its record low. Here are the key points for this month:
- The Short-Term Average Price Trend zoomed up about $38k and is 25.48% higher than last year ($141,053); with the 12-Month Moving Average now strongly positive at 14.52%
- The Inventory level is still extremely low at 0.6 month's of supply for resale homes.
- Approximately 40 Resale Homes closed in March 2021, compared to 43 Sold in 2020; which is 3 fewer (-6.97%) compared to last year, and 2 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2020.
The Average Sales Price is now at $694,642, which is approximately $197,947 higher than the Clark County average for this month.
I have prepared a custom graph (below) to illustrate the number of homes sold (Unit-Sales); providing Short Term and Long Term trends:
The short-term unit-sales has been declining for a few months, which is expected seasonally, and is likely at its bottom. The long-term line continues strongly in all-time high territory.
The next custom graph below shows the Average Closed Sales Price Trend:
With Active Inventory at such an extremely low level for resale homes, combined with near-record low interest rates, home prices have responded accordingly by rising so strongly and high!
Our remaining graphs come from the RMLS Statistics package showing this month's results in a mixed-line-bar-graph format:
The Inventory-by-Month graph shows both New Listings and Pending Sales moved up strongly and in near-lock-step which is a confirming sign of brisk sales; while Closed Sales eased slightly as we mentioned above.
The middle chart shows the Average List Price posting a very strong although 4th highest level; while the Closed Sales price posted a Strong, new high.
For the Market Pace in the final graph, the Average Days on Market fell by 2 days; while the Median had no change at 4 days - both are telling us that this market is selling homes at a very brisk pace.
