Home Staging Tips...This Is All I Ask!

Recently I asked whether there was a minimum price point for you to consider for a property to be staged.

While I never had a minimum price point for me to stage a home, I did have some maximums that I asked for before I agreed to take the project.

The MAXIMUMS I ASK OF MY CLIENTS...

  1. The maximum commitment to do what they need to do to get it sold.

  2. The maximum effort to edit items that are eating up space.

  3. The maximum effort to clean under, over, on top of, and around every inch of their home.

  4. The maximum effort their budget will allow to update and repair suggested items.

  5. Their maximum effort to listen to what their agent and I recommend.

Agents and Stagers will do their best

to maximize the return on your

 investment in your home.

All I ask is that you do your part!!

Hello Kathy - ones effort as well as execution(implementation) can go a long way in making a home staging success story occur.

This is a reason why I never wanted the agent to pay for my services. I wanted the sellers to pay for it themselves. They are more likely to buy into what you're saying.

If they won't at least put forth their maximum effort then no amount of coaching will help them, haha.

I agree, Brian- And I learned that you don't have to take every job!

Hi Kathy - that hits home with me in my business too.  I can help but they need to do what is asked.  All I ask!

Exactly, Grant- what you say will fall on deaf ears if they aren't committed to it.

Good morning again, Kathy... exactly what I ask for from my clients, as well. I give maximum effort and want maximum effort back from my clients to help them sell their homes.

Hi Nina- I think that once you're in the business for any length of time, you realize that it's ok to say "no" to someone.

All so true Kathy. Now if only the sellers get this, the process would go so much more smoothly!

Hi Larry and Sheila- I can remember a client's wife who absolutely did not want to move. She said "no" to everything until I sat down and spoke with just her.

We just met with former buyer clients last night. They are now going to become seller clients. What we both loved hearing, "Please be honest and tell us everything we need to do to get this place ready to sell. We will do anything within reason that you suggest." It was music to our ears.

Music to my ears, Debb and Bernie!!!   One of my favorite clients was like that!  He even made me espresso while I was there!

Sometimes sellers just don't want to hear that their home needs work. Those that don't listen to suggestions just won't get the same amount of money for their home.

(Good morning!)

Kathy, since every Seller wants the MAX for their home, they do need to go the distance, as we do for them!

Joan- One of my clients was a lovely older woman who was a former agent. She stood firm that when there was a showing, she was going to be there to tell them all about her house.

Aloha Kathy, often is the case where the seller's intent is for maximum participation but the result is something far less and the inexperienced stager gets the blame. Thanks for sharing!

Kathy great point!  I viewed several homes today that clearly the sellers went to maximum effort to make the home look warm, welcoming and ready to move into.  It makes a HUGE difference.

Morning Kathy.

Never had any client ask me about staging.  Pity, some homes would sell a lot faster if they would stage them

Yes to it all!

What is the point of paying for a staging consult if you don't learn anything from it and make the necessary updates???
