The February 2021 Santa Clara County probate homes sales activity report is published. The data consists of properties sold in probate and homes sold in trusts. There were no conservatorship sales in the month of November.

While cases are moving through the court, the increase in court backlog due to COVID-19 and state budget cuts is creating hardship for many probate estates. The Probate Court is acutely and painfully aware that there are significant backlogs.

Let us look at a snapshot of the February 2021 data as of March 1, 2021.

  • Three (3) homes for sale
  • Eight (8) homes under contract
  • Three (3) homes sold

The highest price home sold: a single-family home in the City of Sunnyvale, 94085.  List price $800,000. Final Sale price $1,300,000. 

The lowest-priced home sold: a condominium in the City of Campbell, 95008. List price $959,000. Final sale price $1,110,000.
