Filling Flyer Boxes

Why don't they make a flyer box that tells me when it is empty?  Maybe a small radio chip that sends a signal when the box is empty?  The sellers would be astonished at how you show up immediately after the last flyer is taken.  Or maybe there should be a phone number for the buyer to call that once they call it, a text message is sent to their phone with the property information?

Just tape a note to the inside of the flyer box ..." If this box is empty please call me at....so that  I can refill the box. Thank you so much!"

You'd be surprised how many people actually call.

Charlie- There might be a service like the text message idea you mentioned. I know my mom had a thing like that that would text her when people call it and listen to the recording about the home so she can get their information (name and #) as we had ALOT of people calling and then hanging up when they got to the voicemail, hard to believe but some people still don't like answering machines/ voicemail.

Many of those 1-800 call capture lines will allow you to send a text message and/or a fax with the property details.  They send you a text message and/or an email with the person's number  and the property they called on.  I actually closed my first deal this year from returning one of those calls.  The buyer didn't have an agent and we hit it off.

Her is an an idea I have been using for years that works 99% of the time.  We use a Dee Sign clear view brochure box with the clear plastic face.  When we fill the box we use mostly color brochures and place them in the front of the box and we print 10 to 20 black and white brochures and place them in the very back of the box.  We ask the owner to keep an eye on the box when they are coming home at night...just glance over at the box and when you see you only have black and white brochures left please call us and we will refill them. 

This is a super easy system because otherwise the brochure box runs out and you get a panic call saying that they are out of brochures.  With still having black and white brochures left in the box you have the ability to mail the replacement colored brochures and save yourself a trip which saves you time and money.

In our community half the population leaves for the summer so we don't have homeowners to help us keep an eye on things unfortunately.

Kathy - It is still a great thing to do because as you are driving by your listings you can just glance over and if you see black and white brochures you know you need to refill...if you see color you are fine.  This is especially helpful in the colder parts of the country where you don't want to get out of the car and wade through the snow...just eyeball the box and you are on your way.
