Month of April 2021 – Big sales volume and big price increases across the board, sums up the month. Unit volume of 40 homes sold was a 60% increase over one year ago. Average Sale Price hit a new milestone of $405.2k exceeding $400K for the first time ever. On a cost per sq. ft. basis, we have also set a new high-water mark of $207/ft. ASP. Median Sale Price was also up 31.3% to $367.5k over prior year’s mark of $280k. Entry Level homes been very active and increased 11.1% to $226.k as the least expensive home sold. Day On Market is nearly meaningless with a 81% reduction in speed to just 10 Days on average. Perhaps we should begin reporting Hours On Market? Looking ahead to May 2021, there are 65 re-sale homes currently contingent or under contract/pending. We will easily exceed last May’s total of 26.
April YTD 2020 – Unit volume of 155 exceed last year’s 141 results for a 10% increase. Average & Median Sale Price per foot are $192.6 and 192.1 respectively. Days On Market shrank to just 20 a 70.1% reduction. Frankly, I have expecting this market to take a breather, nut there seems to be no end in sight.
