Affordable Homes In San Diego County!

Hello San Diego Peeps,


I am looking for some low-income families that might qualify for 2 affordable homes I have available this year. 

If you are not familiar with inclusionary housing, it is a process in which developers get a density bonus to build new construction homes as long as they build a percentage of affordable homes. These homes are sold below market rate and have deed restrictions that require they be sold to others that qualify in the future.

I have been doing inclusionary lending for my builder partners for 18 years and I have 2 units available in 2021. I had a list of qualified buyers that have been disqualified due to Covid. (these programs are supposed to help just these types of people, but that is another blog)

I have one 2BR 2.5BA townhome in Carmel Valley available immediately. (photo above is from the model) Must be a family of 2 to 4 people and they can make 65% of the AMI per family size. They get a $775,000 home for $194,500!

The second home is a 3BR 2.5BA SFR between San Marcos and Escondido. It will not be available until late this year. The family must be 3 to 6 people and make less than 50% of the AMI.

Hi Joan, the qualifications are difficult, but if they qualify it is sort of winning the lottery.
