Hold onto my number, you might need a kidney later on!

 

Agent gets a call from potential buyers, saying they saw her online and want to purchase in that area. Further pulling her in, they claim to have not been working with another agent.

 

  • She diligently gets started by:
  •  
  • -- Confirming they are pre-qualified
  • -- Researching all available properties
  • -- Driving to multiple, local neighborhoods

 

After showing them several homes, they find the one to buy. When it comes time to sign paperwork on their dream home, she gets a "We need to think about this overnight."

 

Phoning early the next day, checking to see if they're ready and gets..."We decided to give our niece the business since she is newly licensed and could really use the money."

 

"Thank you for your time!"

 

I guess they expected her to say..."Ok, then, good luck to you and make sure you hold onto my number, just in case you need a kidney further down the line. I have two."

 

Dishonest people use agents for selfish gain. The couple gave the transaction to a relative who wrote the contract, then got paid, based on the other professional's hard work.

 

If you see nothing wrong with this type of work model or are an agent who sends relatives or friends out to do this to other industry peers, you better check yourself. 

 

Just sayin' and I'll keep my kidneys, thank you!

Wanda, Ugg, we've all been burned by people like this. We do have agency in our state and that wouldn't fly if she were under agency. Being procuring cause, the agent may have been able to negotiate a referral fee. Either way, I think about those who are more considerate. I had clients here looking who ended up moving back home. They sent me a gift to cover my time. They are the ones who offset the dishonest.

A great example of procuring cause and it would have served them right had  you put a buyer agreement in their hands, and then ht them with an invoice for commission earned.

So sorry to hear what happened, Wanda, but it's unfortunately an experience many of us have had in our real estate lives. That's doesn't make one feel any better when I happens.

It looks to me like step one should be the buyer broker agreement - and an explanation of what to expect if they violate it. Sad to know such things are needed in today's society.

That person needs to be introduced to the "Divorce Genie".  In case you haven't heard about that specific Genie, if you find it's bottle and rub it, you get three wishes; however, there is a catch - what ever you wish for, your Ex gets twice.

Wish #1 - $25,000,000 - Ex gets $50,000,000.

Wish #2 - a 10,000 sq. ft. home overlooking the water. - Ex gets a 20,000  sq. ft home with even better views.

Genie:  Careful now, you are on your last wish - use it wisely.

Wish #3:  I would like to donate a kidney . . .

It also happens with a buyer broker agreement Marte Cliff and we have no way of knowing unless stumbling upon it by looking up their name in the county records after they close and record because they suddenly disappeared from your radar. If the agent doesn't ask if they signed documents, the buyer most often will not tell!

Thank you Sharon Tara. My work standards have always been straight-forward with intention and I expect others to be the same. Most of the time they are and then you have these types who behave this way...though unable to control it, moving on is the best course!
