Pet Restrictions in Condos
If you have pets and are plannning to buy a condo, you must read the pet restrictioins carefully. Not what the listing says. Not what the agent says they are. Request and read the actual condo documents as they relate to pets. Please. You may just be surprised.
In looking for a pet-friendly condo in Boca Raton last week, we found a condo will accept one pet up to 20 lbs. Sounds good if you have a small dog right? Not so fast. Additionally, the buyer must put up a $ 5000 bond and carry the dog out through the garage. The dog is not allowed to go out through the lobby. And, if your beloved dog becomes a nuisance, the board has the right to ask you to remove it within three days. Doesn't sound so pet friendly to me!
In another building that accepts two pets up to 20 lbs, if you read the documents carefully, you will find it reads "20 lbs in the aggregate," meaning their total weights combined. Uh-oh. What happens if your dogs weigh 11 lbs each? That's total 22 lbs and over the building's rules. And you guessed it! They were turned down by the association. Mind boggling, isn't it? Over just a few pounds.
Dogs and condos may work in your specific situataion, but for others they may not. Just be sure you know what you're getting in to up front so there are no surprises later on. After all, I know the dog is coming with you!
And then I hear, Oh, I'll just get a letter. Be careful. Things don't always work out quite right. Florida passed a new law regarding emotional support animals last July. Please read it before jumping in, and take into consideration your neighbors will likely not be happy if the building doesn't allow pets.
If you are an animal lover and really want to buy a condo in south Florida, I caution you to tread carefully and contact a pet-friendly real estate agent.
