It took me almost 20 years to learn how to convert real estate web leads. Up until recently I thought the only way to become a top producer was through IDX forced registration.
I allowed buyers to use my real estate website to view 10 homes, and then on the 11th - they would need to give me their contact information. After mamy years of chasing bad phone numbers, I finally realized, this forced registration just annoyed people.
And last time I checked, annoying people is bad for the brand.
And there are many people online telling you how to attract customers in the real estate business, and while yes, there are many ways to find buyers online, there is only one real way to win online as a real estate agent.
You have to give value.
And by giving value, you build trust.
And in addition to building trust, you have to have an incredible experience and a truly superior real estate website to others in the space (tough with Zillow).
Once your IDX website is optimized and more importantly, easy to use to search for homes, then you have to go back to building value.
But how does one add value?
Using video in real estate is the best, fastest and easiest way to do just this. And with video marketing, and a focus on providing valuable information not found on Zillow, then the question no longer is centered around how to find real estate leads. The question becomes, how can I continue to bring something that buyers cannot find on Zillow. Because that’s what value is. It’s providing something that nobody else has done.
And just take a look at the real estate consumer.
Nobody wants to be a real estate lead, and who the heck wants to be converted? That sounds painful.
Here’s the good news though… everybody wants information delivered with a friendly and guiding voice.
Whether you are searching how to sell homes, or your goal is just find home buyers, put real estate lead generation on the back burner.= for a bit and just bring value first. After you do that, all the real estate leads you can handle will fall into place.
