The community of Vista is inland in North San Diego County, and borders Carlsbad, Oceanside and San Marcos.
You'll find diverse housing in tract home communities, rental complexes and 55+ communities, as well in rural areas. There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services. Major commuting routes (the 15 and 78 freeways) are nearby, and there is the wonderful Vista Farmers Market on Saturdays at the Courthouse Complex – it's definitely worth visiting regularly.
It’s important for buyers and sellers in the Vista housing market to understand recent trends, and current local market conditions, in order to make informed decisions about buying and/or selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 103 homes sold in April, 5 fewer sales than last month. Here’s the breakdown of activity.
Single Family Homes Sold
76 (8% fewer); 8 Average Days on Market; Average Sales Price was $790,538 (up 15%); Average sales price was 106% of original asking price
Condos, Townhomes & Duplexes Sold
27 (up by 2); 8 Average Days on Market; Average Sales Price $437,481 (down 6%); Average sales price was 104% of original asking price
There were modestly fewer home sales in April than last month, with fewer detached single family sales but a couple more condos and townhomes sold. The average sales price was higher for single family homes but lower for condos, townhomes and duplexes.
Marketing time was shorter for single family homes and for condo, townhome and duplex sales, and just a little longer than 1 week. Home prices ranged from $250,000 to $1,750,000.
Are homes selling quickly in Vista? Yes, the majority of the homes, 68%, went pending in 1 week or less. Buyers must clearly be prepared to move quickly in today’s market in Vista in terms of touring homes they like and making offers.
While some buyers negotiated their purchase down from the original list price, a large majority of buyers (91%) paid full price or more for their homes, no doubt due to multiple offers; 1 home sold for 17% above list price. If you are planning to buy a home this is important to keep in mind.
The MEDIAN sales price of the single family homes sold was $735,000 (up 3%), and $425,000 (down 2%) for condos, townhomes and duplexes compared to March.
At the end of April there were 50 homes for sale in Vista, a nice inventory increase by 19%, and ranging in price from $298,000 to $2,750,000. This represents an inventory of only 11 days for condos, townhomes and duplexes (vs. 10 days last month), and only 17 days for single family homes (vs. 15 days last month), based on the current rate of sales over the last 3 months. Vista continues to be a very strong seller’s market.
122 new listings came on the market in April, 30% more that last month, and very good news for buyers. The number of homes going pending, 108, excluding homes that closed in April, was 32% more than last month (82); thus it was quite a busy month for sellers and buyers.
