Medley is one of Miami's few industrial submarkets with FEC Rail connections. It is a well-known industrial town about 13 miles northwest of Miami. As land in Airport West has become more scarce and expensive over the last two decades, Medley has seen an explosion of new Class-A growth. From US Highway 27's intersection with NW 74th St. (W 21st) and the Florida Turnpike, the area runs southwest. NW 87th Avenue links Okeechobee and Doral, enhancing infrastructure and accessibility. And as an addition to that, the 826 Palmetto Expressway, the Florida Turnpike, and US 27 are all easily accessible to businesses in the area. 

 

Since fewer people are living in Medley, there is less residential traffic. That leads to the fact that Medley is almost entirely an industrial town, and that's one of the best aspects of doing business there. Land taxes on industrial facilities bring in a lot of money for the city, and it knows how to accommodate and collaborate with local businesses. Nonetheless, Hialeah, Miami Springs, and other unincorporated areas nearby provide plenty of housing and labor for the area's many businesses. Large, multitenant, dock-height distribution facilities and older street-level manufacturing buildings make up Medley's industrial real estate. Older properties in the region are usually under 30,000 square feet and are used mostly for production or distribution. 

 

Larger spaces are available in the newer buildings, which are mainly used for storage and distribution. Over the last ten years, the overall availability of industrial space in Medley has risen dramatically. FirstPark Miami, Miami 27, and South River Industrial are some of the more recent developments. Since this area serves as a distribution center for the tri-county area, the region has gradually shifted from heavy industrial uses to more big-box distribution and logistics warehouses over the last two decades. This shift is most noticeable in the northwest, where many of the business parks and distribution infrastructure are located.
