In 1925, East Hialeah was established and is now Florida's sixth populous district. East Hialeah is the eastern portion of Hialeah in Miami-Dade County, Florida. East Hialeah is in the heart of the county, with easy access to all parts of the county. 
In terms of industrial real estate, the Palmetto Expressway, which passes through the city's heart, makes it easy to divide Hialeah into East and West districts. Consumers who do deal with the Port of Miami or demand efficient access to enormous population centers in Miami-Dade County's eastern region prefer this submarket, particularly as the market continues to see infill growth. The availability of skilled labor in close vicinity could be East Hialeah's best attribute, as Hialeah has one of the best workforces in the County. 


East Hialeah is mainly made up of older homes from the 1950s and 1960s that have traditionally been used for manufacturing. These structures have lower ceilings and are located on the street level. Certain warehouses in the area are massive bulk storage facilities that can be used for termination dates or distribution and have minor upgrades. It is Miami-Dade County's most economical submarket. However, in the last five or seven years, sales and lease prices have almost doubled, and the demand is catching up. Due to the massive increase in rents, many smaller businesses in the city are being forced to relocate or go out of business. There are no lower-cost areas in Miami to relocate to.

Business Opportunities 

Hialeah is centrally located in Miami-Dade County, with easy access to all county and regional transit hubs. The Port of Miami and Miami International Airport are both within a short drive of the city. The CSX and FEC railways both pass through the region. Manufacturing has a fantastic workforce which is a good point. This is an excellent position for last-mile delivery.

Important Considerations

East Hialeah's manufacturing supply is older and has lower ceilings. Other submarkets' asking lease prices have converged after traditionally being much lower. Many older buildings in the city lack the parking and loading facilities seen in modern construction.
