Western Hialeah is located in Miami-Dade County, Florida, and is part of the city of Hialeah. The Palmetto Expressway separates West Hialeah from the eastern side. Along the Palmetto Expressway and I-75, the submarket features older, smaller warehouse buildings with lower ceilings. If you head northwest, sandwiched between the Florida Turnpike and I-75, you'll see newly designed, class-A technologies for delivery and logistics.

 

The City of Hialeah has annexed vast swaths of unincorporated land from the County, which is now being developed as suburban neighborhoods and large-scale industrial parks, including Countyline Corporate Park, Midpoint Miami Logistics, and Beacon Logistics Park. West Hialeah is home to a significant portion of Miami-recent Dade's economic growth and building. The American Dream is just around the corner. The Miami Megamall and Entertainment Complex is a planned megamall and entertainment complex that could be completed over the next five years. If you can hold on to your West Hialeah investments for a long time, they can pay off handsomely. This is one of the few places in Miami where property developers can still find large construction sites.

 

In the Palmetto Expressway, buyers can find good deals in Hialeah Gardens and the older sections of West Hialeah. The new building is usually only available for sale.
