Rolling Hills Estates Homes for Sale - The Lanes at Dapplegray
Today we’ll explore “The Lanes” neighborhood of Rolling Hills Estates on the Palos Verdes Peninsula, in CA. The Palos Verdes Peninsula is called “The Hill” because in the middle of it IS a hill, so the side nearest to Los Angeles has neighborhoods that are “that much” closer to Los Angeles compared to neighborhoods higher up or around the Hill. The Lanes contains streets south of Dapplegray Elementary School, in the voluntary Dapplegray Homeowners Association, or HOA. Dapplegray is a voluntary HOA with an HOA fee of $200 per year. “The Lanes” neighborhood borders the Rolling Hills Bridle Trails, which are delightful for hikers and horse riders alike. The neighborhood has a reputation as being welcoming and social, in that the Lanes neighborhood hosts annual picnics and community-building events, as well as parties. The location is among the closest you can get in proximity to the LA airport – LAX – and work, shopping, etc. in Los Angeles. But for day to day needs, there are groceries, restaurants and schools within five to ten minutes. As for weather, these homes actually have a significantly warmer profile compared to the Palos Verdes Peninsula homes that are either on top of the hill, or even farther west near the ocean. Those other homes typically are cooler and have more foggy days; the fog burns off earlier in the day on this Los Angeles side of the Hill, so sunny days come earlier and last longer. If you’re sensitive to the weather, I hope that is a helpful tip for you. These homes were built in the 1960s through now, so you can find a home in the low $1 million dollar range if the home was built in the earliest time frame, the 1960s, and no upgrades have yet been made. These homes are on lots that are large, typically anywhere from a third to somewhat over an acre of land. Many have wonderful views across the city toward Los Angeles and the San Gabriel mountains, and of course many have lovely pools and grounds. The connected schools in the Palos Verdes Unified School District are Dapplegray Elementary, Miraleste Intermediate and you get to choose either of the two high schools. Both are ranked in the top 100 high schools in the nation, but the closer high school is Palos Verdes Peninsula High School up on top of the Hill. The other high school, Palos Verdes High School is located on over the hill another ten minutes, right next to the ocean. Differences among neighborhoods: 1. Distance. Distance to LA, beaches, mountains, Disneyland schools - with perhaps the biggest decision being whether you are set on either of the 2 public high schools particularly, or a private school such as Chadwick 2. Infrastructure Sidewalks Horses allowed Horse trail access 3. Homeowners Association or HOA- Is there one? Note on the House Itself These homes were typically built from the 1950's, 60's or 70's. So original condition can be in the low $1m's. Others have a basic rehab: some fixes, like kitchen counters, bathroom counters and fixtures, paint and carpet... versus a complete remodel where they kept at least a wall.
